Statewide license
Mississippi licenses home inspectors statewide, and nobody may conduct a home inspection for compensation or hold themselves out as a home inspector without that license. Since 1 July 2024 the program has been run by the Mississippi Real Estate Appraisal Board through the Mississippi Home Inspection Division, advised by a five-member Home Inspector Regulatory Board; the Mississippi Real Estate Commission no longer administers it, so applications and questions now go to the Division in Jackson rather than to the Commission. There is a single license and no apprentice, associate or trainee grade beneath it. The license is personal and is never issued to a partnership, company or firm, although a licensed inspector may inspect for one. One optional add-on sits on top of it: the New Home, or "NH", designation, which an inspector must hold before inspecting new construction at any stage and which requires an active Mississippi residential builder license and an International Code Council certification. Mississippi is one of the states that requires errors and omissions cover outright, at $250,000, alongside $250,000 of general liability. Licenses run two years and renewal depends on 20 hours of continuing education and on both policies staying in force.
